Rivr Lofts

Tarpon River Entertainment & Design District (TREDD), Downtown Fort Lauderdale FL

River Lofts is a $150 Million new construction high rise (29 floors) multifamily project and will include 352 apartment units.

It consists of 48,000-SF lot assembled in 2018 and located in Downtown Fort Lauderdale on SW 3rd Ave between 4th and 5th St.

The residential rental units will be a mix of studios (50%), one bedroom(46%) and two bedrooms (4%) ranging from $2,100-$3,500 in monthly rent. River Lofts has a strong emphasis on various modern amenities including a roof top pool, coworking spaces, technology ironed experience and amazing views of Tarpon River and Downtown Fort Lauderdale,

Construction began July 2022 and is expected to be completed by October 2024.

500 Art Lofts

Tarpon River Entertainment & Design District (TREDD), Downtown Fort Lauderdale FL

500 Art Lofts is a $150 million multifamily development project with approximately 290 apartment units in downtown Fort Lauderdale. The project will include a work force housing component of 72 units. The project is designed as one 27-story residential tower with an emphasis on incorporate and artistic concept.

Construction is planned to begin in third quarter of 2025. 

Moderno Development Group will use DORSKY YUE as the architect of record on this project.

912 & 930 NE 4th St, Fort Lauderdale, FL

We completed this 10 townhouses new construction project in 2021. The project was sold for $8 million.

A 18,800 square foot lot in Victoria Park was purchased in 2017.

637 art lofts

637 NE 4th Ave, Fort Lauderdale, FL

We developed this site in Flagler Village into a trendy apartment building consisting of 7 micro units and 2-NYC loft style apartments. Rent prices range between $1,700 to $2,200 a month.

A 7,000 square foot lot in Flagler Village was purchased in May, 2017.

This 3 million dollar project was completed and sold in 2022.

8163 Urban Warehouse

8163 NE 2ND Avenue, Miami, FL

8163 Urban Warehouse is a $7.5 million dollar project in East Little River, Miami. It is only steps away from The Citadel food hall, and the Made Co-working space. This 10,000 SF property is rented out to a gallery, bakery, spa, office, smokeshop, and gym.

544 Moderno

544 NE 14th Ave, Fort Lauderdale, FL

A 6,700 square foot lot in the up and coming neighborhood of Victoria Park was purchased in 2015. We designed two modern/urban, luxury townhouses with our architect and worked with the local municipality to obtain approval and permits for our construction plans. Construction began in March 2016 and both units have since been sold for over $800K each.

1415 NE 5th St, Fort Lauderdale, FL

A 9,880 square foot lot in Victoria Park was purchased in April 2017. We are developing this site into 3- luxury, urban/modern townhouses that will be available for rent. This project was completed and sold out by May 2020.

601 NE 10th Ave, Fort Lauderdale, FL

A 6,700 square foot lot in Victoria Park was purchased in March 2017. Currently being developed into 2-luxury, urban/modern townhouses. Construction began in August 2018 and both units have since been sold at an average price of $840K.

Flagler Townhouses

645 NE 4th Ave, Fort Lauderdale, FL

A 10,000 square foot lot located in the up and coming neighborhood of Flagler Village was purchased in 2014. We designed five modern/urban townhouses with our architect and worked with the local municipality to obtain approval and permits for our construction plans (DRT/DRC/P&Z). After successfully obtaining the permits, we sold the complete entitled project to TAHO Investments in 2016.

626 FLAGLER

626-636 NE 1st Ave, Fort Lauderdale, FL

A 27,000 square foot lot located in Flagler Village was purchased in 2015. We designed a 12 story 97-unit loft style apartment building with an architect and worked with the local municipality to obtain approval and permits for our construction plans. (DRT/DRC/P&Z) After successfully obtaining the permits, we sold the complete entitled project to Greystone Development in 2017.
